This district is the first mixed-use, in which not only the construction of housing was carried out, but also that of small businesses and buildings for rent—a condition that was defined by various factors: its proximity to downtown, its easy access from the northern and southern sectors, its proximity to the traditional sector of San Victorino, and finally its easy access to the train stations and the trolley.

This district —located between Avenida Caracas and Avenida 19, and Calle 25 and Calle 23—became a center for experimental housing – being one of the first sectors where proposals of compact apartments, housing with repair shops, and housing with businesses appear successfully, which drove the development of the housing design for the middle class.
